Bihar's Very Own Gurgaon: - DANAPUR

With the Ganges to the north and east, Patna's western suburb of Danapur has become its realty hotspot.

Are you looking for prices below Rs 3000 per sq.ft for buying a flat in Patna? Additionally a middle class neighbourhood; There are limited options available and that too beyond Shaguna More in DANAPUR.  Patna realty is in slump since last three years but Gola road, Ramjaipal Nagar, RPS more, DPS more, Kaliket Nagar, Ranjan Path, Arya Samaj Road, Shrikrishnapuram and areas adjoining these localities are sold out and there are no more inventories below Rs 3500 per sq.ft. Rupaspur Railway over-bridge to Shaguna More, the property indices have moved to Rs.3500 to 4500 per sq.ft. If one stands on Rupaspur railway over-bridge and looks over this area, the mushrooming of apartments all around, paints it in the same light as Gurgaon near New Delhi. The major difference being that the prices are stagnant if not declining in Gurgaon whereas in Patna’s own Gurgaon; Danapur, the prices are climbing day by day. The day the road joining Patna and Sonepur through the bridge starts functioning, the demand will soar manifold and therefore the property prices. No doubts a number of new residential projects will be launched, once the approval of maps begin by the local authorities but still demand will outstrip supply in coming years particularly on Gola Road. Ready to move flats are already fetching a price of Rs.4000/Sq.Ft on main gola road.

What will be interesting to see that how steep will be the property price rise! The steepest growth in Patna’s property rates were witnessed between 2006 and 2010, when prices grew from say Rs.800 per sq.ft. to Rs 4000 per sq.ft. The area we are talking about has grown from Rs 2200 to Rs 3500 per sq.ft. in the last three years. In the next two years can it match the peak of 2006-10? Many of us think it can touch Rs.4500 per sq.ft easily and beyond in next two years. Therefore the first half of 2016 is the best time to bet on properties in this area of Danapur.

With the ever increasing construction costs and land prices in Patna; prices below Rs 2500 per sq.ft is history in livable parts of western Patna. These prices can be fetched only beyond Danapur railway station and Shiwala more. It will take minimum three to four years for these areas to become habitable for middle class living. With the river Ganga to the north and east of Patna, it can only expand to the south and west. Danapur is adjacent to NH 30 to Patna's west. Being mostly agrarian, it still has enough land available. And therefore is the target of the middle income group that wishes to own an affordable home in Patna. The stretch from Patna's Ashiana More to Shaguna More is now dotted with hundreds of apartment blocks. It feels like Bihar's very own Gurgaon.

The locality which is a clear winner among the localities in Bihar’s Gurgaon is GOLA ROAD. No doubt the main Bailey road is the first choice but it is now a commercial proposition rather than residential. What makes Gola road attractive for residential middle class living?

Gola road is almost a 3 kms long road connecting Bailey road and Danapur-Digha road at Gola. It is provisioned to be 90 feet wide but right now it is 20-40 feet wide. Once the Ashiana Digha Road attains capacity the next commercial destination will be Gola road. The best part of this road is the existent infrastructure all around it; schools, hospitals, railway stations, flyovers etc. Additionally a lot of development going around it like the AIIMS- Digha elevated road, will add to its preferred living status in coming times for middle class Patna.

With lowering of interest rates for home loans; the middle class Patnaite is well placed to pick up their flats, plots or even commercial investments in this part of the city. It will not only make for an affordable living in Patna but also an appreciating investment for the future.
