Converting the existing t two-lane road from almost Shivala Chowk to into a four-lane till Kanhauli village, a kilometer or so before the Bihta Chowk, will allow fast transportation to the growing township. At Kanhauli the Shivala Bihta road will merge with the Patna-Buxar NH 30, being upgraded into a four lane by NHAI. No Doubt it will improve Bihta's connectivity, which is emerging as satellite township of Patna, with Patna and give a boost to real estate development. The real estate development has already begun in Bihta and the land prices in Bihta in most areas have sky rocketed in last decade. Bihta is already labeled as an industrial and 

educational hub of Patna. We think the development of this road will introduce “Integrated Townships in Patna” in a true and large scale in Patna property market.

Without Doubt development in Bihta is about to get a fillip with one of the most commonly used routes between Patna and the satellite township of Bihta which harbors IIT PATNA being upgraded to a four-lane road. The road construction department will soon begin to prepare the feasibility study and the detailed project report to develop the 11.7km Khagaul- Shivala-Bihta road, as being declared recently. The construction work will start by 2017, hopefully.

The 11.7km Khagaul-Shivala-Bihta Road- Four Lane will not be the only four-lane road for Bihta residents. There are two more in the pipeline. One is the Patna-Buxar NH 30 route and the other the Bihta- Sarmera state highway 78. Development of the four-lane roads spells good news for Bihta, as eventually the alternative airport for the Patna aerodrome is proposed near the Bihta-Sarmera SH 78 at Dumri in Punpun block.

In the past few years, Bihta has experienced a boom with institutions such as IIT-Patna, ESIC hospital-cum-medical college and factories, including Molson Coors Cobra and Hero Cycles, coming up in the township. There is land allotted for NIT PATNA in Bihta too. Four-laning the Khagaul- Shivala-Bihta road would also support the proposal of starting civil operations from the Indian Air Force airbase situated alongside the road. According to modern practices, a dedicated expressway is required for vehicular traffic coming to airports and four-laning the Khagaul- Shivala-Bihta road will serve this purpose.

The story of Bihta real estate which started around 2007-08, will get another dimensions with completion of the proposed four lanes. The real estate investors have already invested heavily in Bihta. Their exit has been delayed by a slowdown in economy in general and slow infrastructure development in Bihar, in the last two –three years. If the growth of Bihar picks up again, Bihta Real Estate will be the Jewel in the crown.
